Become a Member

The following is a summary of membership and does not contain full details. Please see sections 23-54 of the By-Laws for further information. 20201008-Draft-By-Laws-signed.pdf (nsreaa.ca)

The Registrar makes registration decisions for applications who are members of AIC or NBAREA.  All other applications will be reviewed by the Committee of Examiners to determine if an applicant’s education, training, and experience meet the requirements of registration.

You can apply for one of 8 types of membership:

1. Regular (fee);
2. Regular (non-fee);
3. Candidate (fee);
4. Candidate (non-fee);
5. Temporary;
6. Out-of-Province;
7. Retired; and
8. Student.

1.  Regular Member (fee)

⦁ A Member who renders Professional Services on a fee-for-service basis, and where the product of the service may be provided to any party other than the Member’s employer, firm, partnership or personal corporation; and
⦁ Required to register under the Act to engage in the practice of real estate appraisal.

Qualifications
⦁ Designation recognized by the Committee of Examiners. Current recognized designations: Appraisal Institute of Canada Designations AACI and CRA;
⦁ Member in Good Standing with AIC;
⦁ Experienced;
⦁ Minimum of $2,000,000 in insurance;
⦁ Good Character;
⦁ Criminal Record Review;
⦁ Not an undischarged bankrupt; and
⦁ Paid fees.

⦁ If you are an AIC member, the Registrar will check the AIC database to verify that you are a member in good standing and that you hold the designation of AACI or CRA;
⦁ Proof of liability insurance;
⦁ If you are a registered real estate appraiser in another province, provide a letter of good standing sent directly from the other province; and
⦁ Confirmation that you have no sanctions against you in another jurisdiction, and that there are no restrictions to your practice in another jurisdiction.

2.  Regular Member (non-fee)

⦁ A Member who renders Professional Services exclusively for the internal use of their employer and whose Professional Services Reports and kept in-house and are not provided to an outside party, although a fee may be paid by that outside party to cover the cost of the preparation of the Report; and
⦁ Required to register under the Act to engage in the practice of real estate appraisal.

Qualifications
⦁ Designation recognized by the Committee of Examiners. Current recognized designations: Appraisal Institute of Canada Designations AACI and CRA;
⦁ Member in Good Standing with AIC;
⦁ Experienced;
⦁ Minimum of $2,000,000 in insurance;
⦁ Good Character;
⦁ Criminal Record Review;
⦁ Not an undischarged bankrupt; and
⦁ Paid fees.

Candidate Member

Those who are in the process of attaining either the CRA or AACI appraisal designation, who perform real estate appraisals with the appraisals co-signed by an appraiser with the CRA or AACI designation.

3.  Candidate Member (fee)

⦁ A Member who renders Professional Services on a fee-for-service basis, and where the product of the service may be provided to any party other than the Member’s employer, firm, partnership or personal corporation;

⦁ Enrolled with an approved Candidacy program.

⦁ Member in Good Standing with AIC;
⦁ Experienced;
⦁ Minimum of $2,000,000 in insurance;
⦁ Good Character;
⦁ Criminal Record Review;
⦁ Not an undischarged bankrupt; and
⦁ Paid fees.

4.  Candidate Member (non-fee)

5.  Temporary Member

⦁ An individual who is not an Ordinary Resident of Nova Scotia and who is required to register under the Act to engage in the practice of real estate appraisal. Such individual shall be permitted to practice real estate appraisal for a three-month term.

⦁ Designation recognized by the Committee of Examiners. Current recognized designations: Appraisal Institute of Canada Designations AACI and CRA;
⦁ Member in Good Standing with AIC;
⦁ Registered member in good standing in another province (as applicable);
⦁ Experienced;
⦁ Minimum of $2,000,000 in insurance;
⦁ Good Character;
⦁ Criminal Record Review;
⦁ Not an undischarged bankrupt; and
⦁ Paid fees.

6.  Out of Province Member

⦁ A Member who is not an Ordinary Resident of Nova Scotia and who is required to register under the Act to engage in the practice of real estate appraisal within Nova Scotia.

Qualifications
⦁ Designation recognized by the Committee of Examiners. Current recognized designations: Appraisal Institute of Canada Designations AACI and CRA, or AIC Candidate with an NSREAA Registered co-signer;
⦁ Member in Good Standing with AIC;
⦁ Registered member in good standing in another province (as applicable);
⦁ Experienced;
⦁ Minimum of $2,000,000 in insurance;
⦁ Good Character;
⦁ Criminal Record Review;
⦁ Not an undischarged bankrupt; and
⦁ Paid fees.

7.  Student Member

⦁ Enrolled as a full time or part time student in a recognized university course of study, has not completed the requirements of any designation, has not entered into the AIC Candidacy program, and is not eligible to become a Member under any other membership category in the Association;
⦁ May provide technical assistance or other support functions;
⦁ Not permitted to sign reports; and
⦁ Not eligible for liability insurance.

8.  Retired Member

⦁ Is or was qualified to engage in the practice of real estate appraisal, and is or was a Candidate, or Regular member of the NSREAA, but who has retired from the practice of real estate appraisal, is eligible to move to the retired category; and
⦁ Not permitted to engage in the practice of real estate appraisal or Professional Services under the Act.

NSREAA Continuing Professional Development Report

All NSREAA Members must complete CPD requirements.  AIC Members meeting this requirement by completing AIC’s CPD requirements.

NSREAA members who are not members of the Appraisal Institute of Canada are required to complete the NSREAA Continuing Professional Development Report annually (by Dec 1 of each year,) and submit it to the NSREAA office for posting.
